Can I EVICT my tenant for the new home owner with no probable cause?
Q. Hi, I am selling my home with 3 units, 2 units are 1 bed and 1 bath are rented out for $525( rented 10 yrs, NO contract, 2 Adult, 2 Children), $750 (rented 3 month, 6 month contract, 2 Adults). I am in the LA rent control area. Buyers keep asking the Seller to VACANT the entire 3 units, but I beleive I am not able to do that legaly unless I evict them under the 11 rules, is this correct or can I sugguest a move out offer to them, does that ususally work? I wll make a counter offer to not vacant the tenants but actually i would rather REMODEL the older unit with 4 tentant and raise thier rent to $800-850, my questions is do I need to do legal papers to raise the rent that high? What type of remodel do I have to do in order to raise the… [cont.]

A. As the owner you have the right to do whatever you want where the rent is concerned, with 30 days written notice. You can also give them a written notice stating your intent to remodel and sell, or remodel and charge more. Whatever you do you just need to make sure you give them a 30 day written notice although it would be nice if you could give them 60 days so they have plenty of time to find a new place AND save up enough money to move, as moving is expensive. As far as what kind of remodel to do for that kind of rent... I'd say new floors maybe laminate, paint, new bathroom and kitchen fixtures, new ceiling fans and a little landscaping should do the trick! My husband and I flip homes and that's the easiest, cheapest, and quickest way… [cont.]
